Eagle Farm Industrial Investments Sold for $1,645,572

Tenanted warehouse/office units in the popular PortLink complex at Eagle Farm near Brisbane Airport have been sold through Ray White Commercial TradeCoast for $1,645,572.

Units 1 and 3 at 41 Lavarack Avenue, Eagle Farm, were sold to local investors by Jack Gwyn of Ray White Commercial TradeCoast on behalf I.F.P. Holdings for yields of 6.68 and 6.99 per cent respectively. Both transactions were negotiated and agreed within days of the lease heads of agreements being executed.

“Both these transactions reflect the extremely high level of investor demand and very limited investment stock in the current market,” Jack Gwyn said.

Jack Gwyn said Gem Energy Australia had recently taken up a 4 + 3 year lease of Unit 1, which offers an approximately 320 sqm office/warehouse as well as a 210 sqm corporate office over two levels.

“PortLink has been attracting high calibre tenants and this property is generating net rental of $67,200 per annum,” Jack Gwyn said.

Specialist plumbing and personal safety equipment manufacturer and supplier Enware Australia Pty Ltd is leasing Unit 3 with a 5 + 3 + 3 year tenancy at net rental of $44,840 per annum.

“Unit 3 offers an approximate 236 sqm high quality floor space with 112 sqm of corporate first floor office space and a 124 sqm warehouse/ ground floor showroom accessed via an electric container height roller door,” Jack Gwyn said.

“There are 12 industrial units in this complex which has a signage tower and onsite café with a parking ratio of 6 parks to every unit. The property has easy access to the surrounding major arterial road network.”
