Metroplex Corporate Office/Warehouse Sold for $1.089 Million

A warehouse/office building in the Metroplex Estate at Murarrie in the Australia Trade Coast precinct in Brisbane’s east has been sold by Ray White Commercial for $1.089 million.

The 391sqm property at 3/16 Metroplex Avenue, Murarrie, was sold to an owner-occupier by Jared Doyle of Ray White Commercial TradeCoast.

Jared Doyle said the modern corporate grade office/warehouse would be leased by the owner to his print management and software company ESP Solutions Group, which is moving its headquarters from smaller premises in Murarrie. ESP also has offices in Sydney and Melbourne.

“The sale price reflects a rate of $2,531 per sqm of gross floor area (GFA) which is a pleasing result for a 10 year old office/warehouse strata unit,” Jared Doyle said.

Jared Doyle said the warehouse/office unit is part of a popular complex located in close proximity to the Gateway Arterial Network.

“The building includes approximately 200 sqm of air-conditioned office space over two levels plus approximately 191 sqm of rectangular shaped fully racked warehouse offering 168 pallet bays and easy truck access,” he said.

“The property comes with six exclusive car spaces while ample visitor and street parking is available.”

Jared Doyle said the property’s location in the Australia Trade Coast precinct was an attractive feature as it is fast becoming one of the most dynamic business locations in Australia.

“The Australia Trade Coast is a highly-focused trade and industry region that is situated only 6km from the Brisbane CBD,” he said.

“It has direct links to air, sea, road and rail networks, including the Port of Brisbane and Brisbane Airport, making it highly accessible for all business operations.”
